998 Fifth Avenue is a luxury housing cooperative located on Fifth Avenue at the northeast corner of East 81st Street on the Upper East Side in Manhattan, New York City.

The story

Stand on the steps of the Met and look south across 81st Street. The limestone block on the corner is 998 Fifth Avenue, and it is the building that ended the age of the Fifth Avenue mansion.

Before 1912 a rich New Yorker did not share a roof with anyone. Apartments were for people who could not afford a house. The developer James T. Lee hired McKim, Mead and White, and they refused to make the thing look like an apartment building at all. Twelve stories, 150 feet, solid limestone, modelled on an Italian Renaissance palace, cornice and proportions included. Seventeen apartments inside, the largest close to 8,750 square feet, which is a whole house laid flat on one floor.

Then it would not rent. The families it was built for stayed in their own houses. So the renting agent, Douglas Elliman, went to Senator Elihu Root, who was living in his own house on Park Avenue at 71st Street, and cut the rent from 25,000 dollars a year to 15,000 to get him through the door. Root moved in. The building filled almost at once, Murray Guggenheim among the new tenants. Elliman had bought respectability at a discount and it worked. Within twenty years more than ninety percent of wealthy New Yorkers lived in apartments.

It went co-operative in 1953 and became a New York City landmark in 1974. Apartments here now change hands between twenty and forty million dollars.

Know this before you stand there: it is a private building, there is no lobby to walk into, so the whole visit is the outside of it. Come late in the afternoon, when the sun is west of Fifth Avenue and the limestone turns warm, and look up at the cornice and at how the windows change floor by floor. Almost everyone walks past it to the museum without raising their eyes once.
